Bengaluru, Jan 28 (.) HDFC Capital Advisors Limited, the real estate private equity arm of the HDFC Group, on Wednesday announced a strategic partnership with Curated Living Solutions (CLS) to establish an INR 1,000 crore institutional rental housing platform in India.
CLS is promoted by Bhaskar Raju of the DivyaSree Group. The platform will focus on the development, ownership and operation of professionally managed, institutional-grade rental housing assets across major urban centres.
The partnership aims to cater to the rising demand for organised rental accommodation, driven by workforce mobility, student migration and evolving urban lifestyles, while supporting the formalisation of India’s largely unorganised rental housing market.
CLS brings strong development and operational capabilities across co-living, student accommodation and worker housing, and currently manages over 13,000 beds across the country.
Commenting on the partnership, Vipul Roongta, CEO, HDFC Capital, said India’s urban rental housing market was at an inflection point, shaped by a young and mobile population. He said rental housing was critical to enhancing mobility for students, young professionals and migrant workers.
Roongta added that the DivyaSree Group and CLS had a strong governance and execution track record, and the partnership would focus on creating scalable, professionally managed rental housing assets across top urban markets.
Bhaskar Raju, promoter, Curated Living Solutions and DivyaSree Group, said the combination of HDFC Capital’s long-term capital and CLS’s operating expertise would enable the development and ownership of high-quality rental housing assets with a strong emphasis on safety, functional design and sustainability.
Jai Challa, CEO, Curated Living Solutions, said the company’s focus had been on delivering well-designed and efficiently managed rental housing solutions. He added that partnering with HDFC Capital would help scale the platform and expand its presence across key urban markets in India.
HDFC Capital, a subsidiary of HDFC Bank Limited, is the real estate private equity arm of the HDFC Group and focuses on financing affordable, mid-income and emerging housing segments. It manages four SEBI-registered Category II Alternative Investment Funds with a combined platform size of about USD 4.5 billion.
Curated Living Solutions, promoted by the owners of the DivyaSree Group, is an alternative housing platform managing 13,000 beds pan-India, specialising in student housing, co-living and worker housing.
