Mumbai, Feb 22 (.) YM Infra, and Ashwin Sheth Group, has announced the launch of a 74-storey luxury residential tower, One Marina, at Marine Lines, South Mumbai, according to a statment issued here on Sunday.
Spanning ~1.5 million sq. ft. with an estimated GDV of Rs 2,800 crore, the project is set to become the tallest residential tower in its micro-market and a notable addition to South Mumbai’s premium housing landscape
The development will offer 2, 3 and 4-bed residences along with duplexes and penthouses, with ticket sizes ranging from Rs 7 crore to Rs 45 crore.
Designed as a low-density tower with ~6 residences per floor, nearly 95 per cent of homes will face the Arabian Sea, while the first habitable floor begins 131 feet above sea level to enhance privacy and views. Luxury amenities inspired by New York’s Billionaire’s Row will be located on the 69th and 70th floors.

Architectural design and master planning are led by ARK by Reza Kabul Architects, with landscaping by Site Concepts International and structural consulting by Mahimtura Consultants. The fully glazed façade with high-performance energy glass, along with 722 parking spaces across podium and basement levels, underscores the project’s contemporary design and infrastructure focus.
The launch formalises the collaboration between YM Infra and Ashwin Sheth Group, combining redevelopment expertise, brand equity and execution strength to deliver a landmark waterfront address in a supply-constrained South Mumbai market.
